Assistant Superintendent
We're looking for an Assistant Superintendent to assist the Construction Director with management of the job sites as it relates to home construction while providing excellent customer service. The right candidate will not mind putting on a tool belt and getting dirty. This includes scheduling and supervising job site subcontractors, homeowner walk-throughs, inspections, subdivision upkeep, and enforcing safety standards.
Salary Range $38K-$42K/year
depending on experience
**Six Months- One Year Experience Preferred**

Duties & Responsibilities include:
—Recognize and enforce quality standards through daily inspection of homes under construction
—Inspect each house daily to assure the quality of workmanship, ensures all work is in accordance with plans and specifications and determines the status as it compares to the production schedule
—Schedule and walk all inspections with inspectors
—Walks each completed home before the homeowner walk-through and closing sign-off to make sure that the home is complete, clean and meets standards of quality
—Conducts homeowner orientation and any re-walks ensuring homeowner satisfaction
—Develops and maintains good rapport with subcontractors and homeowners
—Assists Construction Director in scheduling subcontractors
—Ability to follow and carry out instructions in absence of Construction Director; makes sure all schedules, policies, and guidelines are maintained
—Regular exposure to outside weather conditions, moving mechanical parts, risk of electrical shock and loud noise levels
—Works effectively in high pressure situations
—Proficient in Microsoft Excel and other MS Office programs
—Must have a valid driver’s license
Maintenance Technician
We need a hardworking maintenance technician to join our winning team! You’ll be performing various maintenance tasks and repairs in our rental homes and duplexes. You will be assigned a variety of tasks, including but not limited to electrical, plumbing, carpentry, and basic repairs. Our goal is to maintain and restore the properties we manage to the best possible condition for our owners and tenants.
The ideal person for this job is a reliable team player with a keen eye for details and a problem solver who has prior maintenance experience. A great maintenance technician will be able to work independently and responsibly by observing all health and safety guidelines.
Full Time $16-$18/hour
depending on experience

Responsibilities include:

Conduct general upkeep procedures and other tasks as assigned (painting, carpentry, etc.)

Ensure all equipment and systems such as HVAC units, plumbing fixtures, and electrical wiring are in working order by conducting routine maintenance and handling any repairs as needed

Perform ‘handyman’ maintenance tasks on residential real estate properties and houses

Plan and implement preventative maintenance procedures to maximize equipment operations and minimize safety risks

Take additional maintenance requests as assigned

Provide first-class customer service to tenants and property owners

Work with maintenance director to assess project timelines and scope of work

Take and adhere to all health and safety precautions.

Qualifications:

Superb attention to detail, work ethic, and communication skills

Applicant must have a working knowledge of all main maintenance skills such as carpentry, plumbing, electrical, general maintenance, appliance repairs, and the ability to make almost any household repair.

Time management skills to ensure tasks are completed on schedule

Applicant MUST represent themselves in a respectable and professional manner

High school diploma, GED, or equivalent

Applicant must have a valid driver's license
